Arlington Town Meeting Substitute Motion
ARTICLE NO. 53 Dated: 5/6/2026
I, Remy Macaluso, do hereby submit the following Substitute Motion under Article 53:
Voted:
That the following sentence is added to the end of Section 5.8.4.E(1) of the Zoning Bylaw of the Town of Arlington:
For purposes of this subsection 5.8.4.E.(1), “ground floor at street level” refers to the gross floor area
of the ground floor, but shall in no case be less than 50% of the Building Area of the proposed
building.
Comment:
This substitute motion clarifies the ARB’s interpretation of the term, “ground floor” as being
correct, and adds a provision to limit minimally sized commercial spaces. The limits in this
substitute motion keep the previous requirements that the commercial space is 60% of the ground
floor, but limit the amount that podium parking can reduce this to only up to 16%. This will
prevent tiny commercial spaces from getting the bonus without making the bonus impossible
with our current parking requirements.
